Avoid Foreclosure & Explore Better Solutions with Someone Who Truly Cares

Facing foreclosure? You have more options than you think. Let’s talk.

If you’re here, you’re probably feeling overwhelmed, maybe even hopeless, unsure of what your next step should be. I get it. And I want you to know this—you’re not alone.

I’m Michael Brown, a real estate professional in South Eastern North Carolina, and I didn’t get into this business just to sell houses—I got into it because I genuinely love helping people. Over the years, I’ve worked with homeowners just like you who felt trapped, scared, and unsure of how to move forward. And I’ve been able to help many of them find solutions they never even knew existed.

Most agents don’t specialize in helping homeowners in distressed situations. They either don’t fully understand all the options available, or worse, they won’t tell you about them because it doesn’t benefit them. But my goal is simple: I put your interests first, even if it means I don’t make a dime.

That means that even if we never do business together, I will still give you the honest, real advice you need to make the best decision for you and your family. No gimmicks. No pressure. Just real help from someone who actually cares.

Why Foreclosure Should Be Your Last Resort

I want to make sure you understand exactly what’s at stake if you go through foreclosure without exploring better alternatives.

A foreclosure can lower your credit score by 160 points or more and stay on your record for up to 10 years, making it harder to buy a home, rent an apartment, or even qualify for certain jobs.

Many lenders will pursue a deficiency judgment against you, meaning even after losing your home, you could still owe them thousands of dollars.

The foreclosure process is long, stressful, and public. Strangers may show up at your door, your home may be listed in foreclosure notices, and it may feel like you’re losing all control over the situation.

But here’s the good news: You still have options. And some of these options can help you walk away in a much better position than you ever expected.

Your Options & How I Can Help

Many homeowners don’t realize even after you get A Notice of Default or a Notice of Sale there are options and alternatives to foreclosure that may help protect their credit, their future, and in some cases, even allow them to walk away with cash in hand.

Short Sale

A short sale allows you to sell your home for less than what you owe on your mortgage, with the lender’s approval. Many lenders prefer this option over foreclosure because it saves them Money.

It's often reported as “settled” on your credit report instead of a full foreclosure, allowing you to recover financially much faster.

I handle all the details of the sale, making sure the process is as smooth and stress-free as possible.

Deed in Lieu of Foreclosure

In some cases, lenders may allow you to voluntarily transfer ownership of your home back to them in exchange for a release of your mortgage obligation.

This may be an option that helps avoid a full foreclosure, but because this falls outside the scope of what I do as a real estate professional, I strongly recommend consulting with an attorney or another appropriate professional to determine if this is a suitable choice for you. If needed, I can connect you with the right professionals who specialize in these matters.

Equity in the Home

If you have equity in your home, or if your lender allows a pre-foreclosure sale, you may be able to sell your home quickly and walk away with money in your pocket.

It completely avoids the foreclosure process—the lender gets paid, your credit is protected, and you move forward without a foreclosure on your record.
